Location!!! Super close to downtown. East Riverside now have so many restaurants, great clubs and the south Shore. They are remodeling several apartments and the complex is very calm and clean. Current manager is always available. Some of the units are available for sale, which provides a great remodeling opportunity to have an actual townhouse that is seven minutes from downtown. All units have two suites upstairs with a private balcony and a very cute backyard with a cute white picked fence.

This would've been a truly 5-star place for me if maintenance was done better\ Neighborhood looks beautiful, having a backyard is great, the place is very spacious and you are very close to downtown Austin! But getting someone to fix something something that was broken before moving in or has broken down during your lease, is the hardest thing in the world! it would take months, many phone calls, many maintenance requests and still may not get fixed because per lease agreement, everything is apparently \amenities\. The dryer that was broken for 2 months, right after moving in, was an \amenity\. The patio that we were warned not to use upon moving in, was an \amenity\. The ceiling that leaks every time it rains into the upstairs bathroom and eventually into the kitchen sink downstairs (can you imagine?), I guess is an \amenity\ too. And according to the manager, fixing amenities is done at their discretion as they find time in between the emergency maintenance issues, which in my experience they rarely do. My overall rule for this place is that if nothing is missing or broken, this is the best place for the money you pay. But if things break, basically nobody's there to fix it. You should just pray nothing does or everything is already in place before you move in (10 months into the lease, still there are outstanding items that the owner has not fixed). So many things I've had fixed months after submitting maintenance requests, were fixed after eventually running into the maintenance guy and reminding him in person that this thing here still hasn't been fixed. I think the volume of work shows they need more than just 1 guy trying to fix all these old apartments. Update: changed review to 1 star from the original 2 stars after coming home one day seeing chunks of ceiling on the floor of my bathroom. The maintenance request for this particular issue had been submitted more than 12 months ago. Good thing we decided to not renew and move out.

Like many of the reviews we are having the same problems in our own complex currently. We have made multiple maintenance request we have talk to management and corporate, but nothing ever seems to get done. leaking roof that I have put three maintenance request in for, and still has not been attempted to be fixed. We were promised a new fridge and dishwasher about six months ago that need to be updated, still waiting on those. A broken window and missing blinds (big safety issue) that has been promised to be fixed multiple times in person, and we put in a maintenance request months ago. The doors need to be replaced, water damage in all the ceiling (high probably for mold), haven’t been able to use the pool or volleyball court for two years, patios aren’t safe to use, “updates” are very quickly and cheaply done. There are so many layers of paint on the walls they’re just peeling and cracking. The utilities are very high, because nothing is energy efficient and none of the doors or windows are sealed properly. Honestly the prices are not worth the Headache .

Great location! Only two miles from downtown. Just bought an unit and I’m completely impressed with how tranquil and clean the complex is. Manager Ben is always available and helpful. Close to shops, restaurants and South Shore. Close to bus line as well.
