I have lived at Quail Rise for 5 years. As far as the complex itself it is in a great location and it's quite, clean and grounds well kept. My problem lies with management and maintenance! There seems to be little care for the residents except to collect rent. Trying to get a maintenance issue resolved it's almost impossible. I have been waiting 2 months on a bathroom sink. It's been one lie after another as why it hasn't been replaced. Two weeks ago I put in a maintenance order about my garbage disposal still no response. We have ants coming in from outside walls and has been reported by several residence and still nothing done. We had a leak in our laundry room from the upstairs apartment. It left water marks on the ceiling and walls in the laundry room and kitchen. It took 18 months for maintenance to get it repaired and painted. I understand that our maintenance department of 2 men cover 3 properties! How does management expect to keep up with maintenance issues, it's impossible! Management needs to hire additional workers at least 1 maintenance worker per complex. We also have the worst water pressure in the showers, back in November they decided to save energy and the water pressure was cut back. So the water pressure in the shower is awful. I know we have great maintenance guys Donnie and Craig. They aren't the problem! They do great work once they get to you! It's the management company! My husband has tried calling left couple of messages with no response. I don't know if the owner knows what is actually going on but I think it's time to call Jamey.

Terrible place to live top to bottom. When moving into the complex, I paid a little bit extra for a different unit in order to have one that was newly updated, and would be ready in time for move in. At the move in date, none of the cabinet doors had been put on and the stove had not been replaced. I lived here for over a year and mentioned the issues every time I was in the office and by the time I moved out, still no cabinet doors or stove. The security is nonexistent anyone can walk or drive into the complex with no cameras or security in sight and steal anything they want. There are regularly homeless people in the vicinity and the apartment is right off of a major road. My car was stolen out of the lot in broad daylight and management did nothing. I was even told that they were aware that there had been a number of cars being broken into in the complex before mine was stolen and still they had done nothing, and continue to do nothing. On move out day I went into the office and asked what the total remaining amount was that I needed to pay, and was told a number. Months later I was contacted by an extremely unprofessional “regional manager” telling me the number I was told at move out was incorrect, and I would need to pay more. No additional fees or any reasonable extra charges, just they messed up and I had to pay for it. The worst part of it is the staff working on location is very nice and very professional, but horrible management prevents them from improving conditions at the complex or truly helping in any way. Good riddance!

My husband and I have lived here, in total, for 3 years. The manager, Anne Frick, is the sweetest and very understanding. She has been amazing and goes above and beyond to ensure all of our needs are met. She is very cordial and easy to talk to if an issue arises. Donnie Sheffield has gone out of his way to ensure all of our maintenance needs are taken care of. He truly outdid himself when getting our apartment ready to move into. We honestly could not have asked for a better apartment! Both Anne and Donnie are personable and down to earth. Quail Rise is by far the best place we have rented from. If you are looking for an apartment located in the heart of town that is convenient to all major shops, grocery stores, and restaurants, is well maintained, and family oriented, I would definitely recommend Quail Rise.

I have lived at Quail Rise for about 4 months now and couldn’t have asked for a nicer location. It is a very peaceful and WELL maintained complex. It is located close to all of your needs as far as grocery, banking etc. It appears to be kids friendly and has a nice pool for the summer. My unit has a nice deck that overlooks a semi private wooded area, but yet is very private and peaceful. They have just recently power washed all the units and are repainting the outside entrances as well as the decks. You could not ask for anyone sweeter or more understanding than I found Miss Anne, the complex manager. It had been many years since I had lived in a complex like this and she was more than understanding and helpful in my situation. Just remember, I am sure it is not an easy job overseeing this many units and different personalities and situations. Be kind ,do your part and treat the property as if it was your own, and life will be good
