Can't say this was the best management I've dealt with, but not the worst. Pros: - Easy to pay bills through their website. - The staff is friendly enough. Cons: - You better read your contract with a fine tooth comb because those fees will add up. So, don't even try to move out early unless you have a buyer. And even then, you better be careful. They'll charge you fees for literally anything. It's all in the contract. Read it carefully, or you WILL regret it. Even if you read it, you'll likely miss something. - They've sent people into my apartment multiple times without former notice. They expect you to keep your end of the contract but break it on their end. - Maintenance isn't the greatest and cosmetic fixes are an incredibly low priority. The apartment I was in needed new carpets and a fresh coat of paint. I also had a faucet that had really bad water erosion and bits of metal would break away every time I cleaned it. But since it didn't affect the plumbing and was deemed a cosmetic fix, it stayed that way.

My wife and I have rented from Aspen Ridge Management for the past year and have enjoyed it. They are so great to work with and respond quickly whenever we had questions. They are very honest and are willing to go the extra mile. I would definitely recommend working with them! They are great people and a great company!

I'm not usually one to write a review, but Aspen Ridge Management was so unreasonable to work with that I was left with no other choice. After living in one of their apartment complexes for a full semester and having a valid sticker to be parked in the associated complex lot, I was towed on the first day of the new semester. When I first moved into my apartment, I contacted Aspen Ridge Management to verify that the specific spot from which I was towed was an acceptable parking spot or if I would be towed if I parked there. They confirmed that the spot was okay to park in as long as I had the sticker I currently have. Since moving in, my roommates and I repeatedly parked in the parking spot from which I was towed without incident. After realizing I had been towed, I contacted Aspen Ridge Management to understand why. I was informed that less than a week before, they changed the policy with this one specific parking spot to be off limits to those with the sticker I have. Some, but not all tenets were notified of this change through email. I was one of those tenets that was not notified, and Aspen Ridge Management confirmed that the message was not sent to my email. The lady that I talked to was very rude and demeaning and would not work with me to get the issue resolved. Likely the worst customer service I've ever experienced. As the date of the towing was the first day of the semester, there was absolutely no grace period at all, and the only way I could have possibly found out that the spot was off limits was by parking in it and getting towed since I was never informed of the change. Aspen Ridge Management’s poor communication and quick implementation cost me a towing ticket, and they see no problem with it at all. There might be a reason they have such low reviews, but they'll probably never figure it out.

Aspen Ridge Management is a complete JOKE! I have had nothing but problems with them. Everywhere from rent to maintenance. These people are really trying to charge me for a washer/dryer that was NEVER in the unit when I moved in. I have multiple witnesses and even inspection from when first moving in. From day 1 the unit had plumbing issues, primarily in the bathroom where there washer and dryer was supposed to be. I wasn’t able to get a washer and dryer in the unit until the problem was solved. As my bathroom kept flooding. Anyway the problem eventually got fixed and my mother gifted me a washer and dryer. As I left the unit I removed MY washer and dryer, and now they are trying to pin me for “removing” there’s. This is clearly not my problem or issue. If there was a washer and dryer already in the unit I wouldn’t go out of my way to get my own. I am a single mom of 3. I don’t have extra washer and dryer money! Get out of here! Do not go through this company. REGARDLESS of what I had going on PERSONALLY, it doesn’t mean this company should treat me any less from the next tenant. Hilary, please explain to me why your leasing and maintenance department has told me otherwise in regards to the washer and dryer. They have NO record of a washer and dryer being installed in THAT unit. So do some more digging and make sure your cards are aligned before trying to pin charges on an ex tenant. Thank you! So glad I’m done with you all.

They WILL give you the runaround, they WILL be uncooperative, they WILL find every way they can to charge you extra fees. My entire apartment flooded and the most they would give me was 50. I was homeless for a month and had to sleep on a friends floor for that entire time because they wouldn't do anything. EDIT: They didn't make me pay rent for an unlivable dwelling! It was great! I had nowhere to live but a least I didn't have to pay rent! Yahoo!

I was signing up for housing here at The Avenues and while I was signing I realized I signed the wrong room number! Hilary was so helpful and got everything fixed for me so quickly and I got a full refund for my application fee. I highly recommend this place!

Criminals! Our landlord asked us to move because his son was getting married and he wanted them to live in his place. He said he would wave any fees for moving out. Moved out then Aspen Ridge said we where responsible tell the 18th of next month. I didn’t want to pay then paid to be done with them. Came back 2 days later for some mail and his son had moved in and they where charging me and letting his son live there for free. Demanded my money back because that violates Utah’s renting law they gave me 80 bucks back and charged me 300 dollars for carpet cleaning when the whole apartment was tile but one room. Don’t rent here. They don’t follow the law. Lol aspen ridge reading the notes and trying to make them self’s look good. I still have the pictures and texts which you guys only got the pictures and only corrected it as I called multiple times. That’s not what happened. We agreed on a date and that date didn’t happen due to Aspen ridge saying we still had to pay so we stayed for 3 more days. You only have 2 stars out of how many reviews. Obviously you don’t make mistakes and accept responsibility.
