Although I only lived at Evergreen for a short time, I was happy with my apartment and how I was treated by the staff. My apartment had been recently renovated before my move in date and was clean and in working condition upon arrival. I loved the location (close proximity to Linear trail entrances, grocery, brewery, etc.) and how quickly I could get to K-State's campus/downtown Manhattan. Obviously the major flood is an unfortunate circumstance (to say the least) for both tenants and the Evergreen staff. Ideally, I would have stayed at Evergreen but complications related to the flood caused me to terminate my lease early. My personal experience was that the staff handled this situation professionally and understood my concerns at a \human level\ rather than from just a business perspective. This isn't always easy to come by.

They have great layouts, and are continually investing in updates since being under new ownership and management! Very friendly and helpful. Also, really good views of the creek and nice neighborhood.

These apartments used to look so cruddy until the new people took over their management! Super nice apartments and nice location right next to Westloop! Quiet too!

These apartments are in a flood plain which I was not aware of at lease signing. The labor day flood had my car considered a total loss and have currently been displaced while the city officials and energy companies work to restore power. I'm luckily live on the 2nd floor and avoided the loss that the first floor has had to endure. My rating is concerning the security of the property while tenants are currently unable to live in the apartment. I was informed that dehumidifiers were to be installed while tenants aren't currently there. I visited my apartment to gather some belongings in the evening later in the week around 7:30pm and my door was left completely open and cracked. I was furious as who's to say how long my door was left unsecured. Fortunately it appears nothing was stolen but that is completely unacceptable and negligent on the part of the management. I do like my apartment and would hope they would take this more seriously, as many of us have enough to deal with the flood loss.
