My bank also picked this company so we didn’t have any say in the matter but we were not impressed one bit. The comparisons we got were no where near the same as the subject property in terms of features, aesthetics, or upgrades; 4 out of 6 comps had at least 300 sq ft less than our house but typically more like 400-500 less, 4 of the 6 comps had 3 bedrooms while our house has 5 bedrooms, and most of the comps appraised for about 7k more than what he appraised our house as. The appraiser contradicted himself multiple times throughout the appraisal as well; for example, he first said that bathrooms are not updated but in the very next sentence he said that major updates had been done in kitchens and baths. How does that make sense? Lastly, the appraiser can not count, apparently, because he designates 12 separate rooms in pictures but in the overall details he says there are 9 rooms total in the house. The house has 5 beds, 2 baths, a living, a dining, and a sunroom which comes out to 10 rooms without even counting the kitchen. We found even more problems in the appraisal than what is stated but that’s a good idea of what to expect.
