The sale of my mother in laws London property fell through as a result of the survey report carried out by this firm. Survey documented the house as a 3 bed semi detached property and all valuations compared with semi detached and terraced properties in the area. The house is actually a 3 bed detached property in need of renovation, but in a prime location where detached houses rarely come on the market. It is also on a double plot of land with approximate 80ft garden, which in London is again exceptionally rare. House and land valued at 600k by two independent and local estate agents to take into account renovation costs involved. Renovated properties in this area are between 650-750k. However, as the survey report was based on a semi detached property, surveyors only valued at 500k. 2 bedroom maisonettes are selling for 500k in the same area. Buyer had originally agreed to pay 575k - but when the report came in he refused to continue with the purchase unless we dropped the price by 75k as suggested in the surveyors report. As a result he has pulled out of the sale and we have to foot the solicitors fees incurred so far all because the surveyor was incorrect in their report regarding the property type.
