Cowboys! By far the worst letting agency I have come across. They enter properties without consent from their tenants, they are rude and obnoxious and to top it all of they charge completely made up cleaning fees when you try to reclaim your deposit. The problem is that they have a high number of St.Andrews rental property's and given that their are limited rental properties in St.Andrews with a high demand from university students it gives people looking for a rental property little option to use them despite their widely known disastrous reputation.

Having used Rollos to let out our student property in St Andrews, we are extremely disappointed by them. The firm is a hassle to deal with and does the minimum work to a very low standard. They do not do what they are requested to. They are supposed to manage all elements of the property including things such as bills but we continuously find that this has not been done and mail, bills, warnings and fines have piled up. This has led to us being contacted by debt collectors due to Rollos failure. Furthermore, Rollos seem completely uninterested in our complaints.
If i could leave less than one star i would. Been charged 270 for 'professional' cleaning services although I cleaned the house and on inspection been told only a light clean was necessary. The house was certainly not clean when I moved in and now I have to pay this amount for cleaning? Absolutely ridiculous. Unhelpful and unreliable staff. Whenever I phone them I almost never get to speak to the same person with each person telling me something different. Two staff members I've spoken do not even work there anymore so can't even base my argument on what they advised me. Asked to get a detailed invoice over a week ago and still didn't get one. ABSOLUTE RIP OFF this agency DO NOT USE THEM.
