Beautiful Condominium. The Front Desk Staffs are just exceptional; they are extremely polite, professional, friendly, and dedicated with exceptional work ethics (accepting and sorting zillions of Amazon and other deliveries) amid the COVID-19 pandemic. The common area is clean, hand soaps everywhere. Strict 'wear a mask' guidelines, responsible residents. Perfect location (by the Whole Foods, Trader Joe's, steps out to the River front and Zilker park).

Rent Arm

The people at the front desk are great, and the building is in a great location with great amenities but this is a horrible place to live if you are a renter. BEWARE! 1) The building is right next to a train. If you are renting an apartment that faces the pool, you will not be able to get a good night sleep as the train blows its horn every hour, even in the middle of the night. 2) The staff at Spring is great and this is not a reflection on them, but some of the landlords are shady. They do not fix repairs in a timely manner and will take your money so take pictures and be firm. 3) The small studios are not worth renting for the price. The closet space is very small and the rooms are poorly ventilated as the windows do not open. All in all Spring's staff gets a rating of 5 stars. Watch out for shady landlords and the train disrupting your sleep, as well as poorly ventilated rooms. Take my advice, please.

Pros: Love living here. We moved in 5 years ago. Front desk is warm. Can't beat the location. We are outdoors after work and on weekends so we wanted to find an apartment within walking distance of a nice park and close to the river for canoeing. Auditorium shores and Butler Park is just a 10 minute walk across the bridge. They host free summer concerts, turkey trot, and 4th of july fireworks so we never deal with traffic during events. Zilker and Barton Springs are also within walking distance - a huge plus since we often use Zilker lawn for weekend picnics. They just built Trader Joes a block away so I get all my snacks there. We live on the side of the building facing the train. Noise is not an issue unless the window is open. I love hearing it go by when I walk to trader joes. Cons: I work up north so traffic after work between 4:00-6:30 makes the commute rather long. Construction has been heavy last couple of years but now that the new library is being finished this summer and the seaholm area is finished with renovations I think we will see less of it.
