Libero could be a good solution where you have chance to buy under the asking price but at competitive zones Libero's only incentive is to bid maximum to close the deal. You are unfortunately can not see the negotiation with the selling agent so it is quite open to doubts as it is a clear conflict of interests. At such situation Libero's incentive is very much paralel with the selling agent. I am not happy about choosing Libero to be my guide in the purchase process. My agent, Pascal gave me a clear indication that all he cares about is finalizing the deal as soon as possible to move to the next customer. I almost always had to call or email him multiple times to get an answer. He questioned my trust to him after I asked to be on cc on every conversation he has with the seller party while I gave him space to do the negotiation on his own. He just became an extra pillar to manage instead of him taking some work from me - while this is the main reason to hire a purchase guide. All the mails he wrote was weaseling - incomplete answers to asked questions. In short, I regret working with Libero, it was not just a waste of money but also a waste of time which is more valuable than money. Naturally, you will not be able to see much negative comments at their own page.

We had a similar experience as Jelger Bos. During the orientation discussion, the agent told us that we would have to overbid on a house, but that having an 'ontbindende voorwaarde' for financing on the full purchase price would not be possible as the house would be valued at the asking price by the 'taxateur'. I get the distinct feeling that these agents do not have your best interests at heart, but rather to make the offer to the seller as attractive as possible so that they can earn their commission. UPDATE: A month or so later we found a different house and made the offer with ALL the 'ontbindende voorwaarden'... Moved in three weeks ago, no thanks to Libero Aankoop! You guys REALLY gave us useless advice!
Libero Aankoop are very cost effective and were just what we needed. We’d already found a place and wanted to bid quickly. We didn’t need an extended service to find us properties, we just needed someone to handle the negotiations on our behalf. This all went well, we put in an offer, subject to inspection and finance, below the asking price, and it was accepted. We asked about the details of the inspection clause and we were told that there was no minimum repair costs, if the inspections found anything at all, we could pull out. This seemed too good to be true. However, it wasn’t until the last day of the 3 day grade period expired that we discovered there was no inspection clause at all. The makelaar had actually negotiated away the inspection clause entirely. I think the makelaar had simply assumed the 3 day grade period would be enough for our “inspection clause”. However, as we had already requested an extended inspection (which would take place a week after the 3 day grade period had ended) this was never going to be suitable. We spent a day very stressed and very angry that such a crucial oversight had been made. But luckily the makelaar managed to have the crossed out inspection clause re-added to the contract. I’m not sure how such a crucial thing as the get-out clauses were missed, or how the inspection clause seemed to be totally lost in translation. The rest of the process was very smooth, and overall we were happy with the service and would use them again in the same specific situation. We would just be VERY careful about exactly what terms they’d negotiated for us.
