Overall I am satisfied with Boarderwalk-Captial, especially regarding its swift maintenance when called upon. However, the building does have structural flaws: walls are very hallow, so not only can you smell whatever your neighbour is cooking or doing (i.e smoking) you can hear every conversation (or screaming, or domestic dispute) and noise that takes place which means no privacy. It seems there is no concrete or a lick of insulation that separates the neighbours rather just wood and drywall. Secondly, the plumbing in the building is not up to update so expect bursting of pipes in the hallways or your own suite during the winter. Pack all your things off the floor if your heading out of town too. Furthermore, for every tap that is turned on from your neighbours (i.e. shower, duvet, kitchen) you will also hear it as if it is your own tap. The last issue I have with the building are its rules regarding cigarette and marijuana use. I personally have nothing against anyone who partakes in such, but I feel like Boarderwalk is not strict enough in prohibiting residents from doing so inside their suite. As I mentioned the walls are less than a pixel thick so smelling what someone is smoking will happen and it is absolutely offensive and frustrating. On top of that, if someone above you is smoking you can unfortunately smell it in your own suite too. Once again, I warn you, this building has structural flaws.

There is no safety in this building. Car break-ins happen at least twice a month. It's very usual to find broken glass in the parking lot and they don't have security cameras so there is nothing they can do when your car gets broken into

I have been living here for almost four years and I love it. While not fancy on the outside, the location is unbeatable and my apartment is lovely (3 bedroom/ great view/ renovated). More importantly, the team here takes great care of us: Kim and Andrew in particular go above and beyond. I highly recommend this place to anyone who wants to live near the UofA (faculty, postdocs, grad students). I may never leave!

Try to avoid this company if you are willing to stay for over one year!!! The management and policy of this building is awful for current tenant. They have many policies that do not make any common sense. On the website, it says 6 months and 12 months term for every lease. But when I want to transfer to another suite and am willing to pay full price with no incentives, no Telus, they told me the lease has to be 12 months only. How come every single thing changed once I chose to move in???
