Phase II of Legacie Homes isn't complete yet, and some construction work are still ongoing in the area. Structurally, the individual units are sturdy enough for the price, but for those looking for an earthquake- and typhoon-proof house, you might need further reinforcement after acquisition. Two bedroom units are sold at around 1.1 - 1.3 million pesos (cash). Term payment is also available. Typically, the non-refundable reservation fee costs only a few thousand pesos. The developer's equity (profit) which must be paid directly to the management (their field office is near the entrance to the subdivision) is around 90,000-130,000 pesos, and has a thirteen month payment schedule. If you are a member of the Home Development Mutual Fund (HDMF/PAGIBIG), and have paid your monthly dues for at least 24 months, you can apply for a housing loan with real estate mortgage (REM) for 15-, 20-, or 30-year term. The PAGIBIG will finance the remaining 900,000 pesos of the unit price. Monthly payments to PAGIBIG vary with the repayment term, but for the maximum term of 30 years, it's around 7,400 pesos. Government employees also have the option of monthly salary deduction (in two equal amounts every 15th and 30th/31st day of the month) which will be paid directly to PAGIBIG by their employer agency. As to location, there are churches, parks, public schools, open greens and farmland nearby. Phase II will have shared access and common areas with the already-complete Phase I, and is only about 200 meters away from the Sayre Highway, the main arterial road connecting the cities of Cagayan de Oro and Davao. It's significantly away from the center of Malaybalay City, so you might have to invest in a private vehicle if you frequently travel to the city.
