Dealt with Ruqia Anwar throughout my purchase. Very professional. Impressed by how smooth the process was despite the practice closing twice due to covid outbreaks. Even when Ruqia was on annual leave, the process continued and another solicitor took care of my file. I hired blakewater solicitor for a house purchase as I had used them in the past for a flat purchase .For the flat they charged a lot but as it was my first experience and sale was completed so I did not realise the issues except that the politeness and customer service was missing . In my second experience as they knew me so me being lazy and to avoid search I tried them again only to realise later that their fee was double than other solicitors .I was then stuck . However unfortunately the sale did not go through due to mortgage issues .They then sent me an invoice of almost 2/3 of full fee . I requested them not to demand unfair fee from a loyal client when they did minimal work but they rudely refused and only to give some discount if I revert back to them for my further property purchase.I had hired another excellent solicitor for my further purchase who did completion in almost half the fee what backwater was charging so there was no reason to revert back to them . I am an NHS worker and in such unprecedented times working day and night I forgot to pay them in time for which they chased every pound and penny saying not only NHS workers but all workers are in difficult time and took 674 from me for a fall through sale while other solicitor completed sale in 750 . I would strongly advise to avoid such inconsiderate, expensive and rude team.

NEVER use again, i used Henna who i wish i had never used.. dont think she is professional at all!! I was charged extra fees due to ‘increased communication’, which I find ridiculous due to the lack of communication I received, only method of contact was thru emails which obviously caused long threads. She is aggressive and threatening in her emails, i only spoke to her twice and she sounds even more miserable on the phone, i believe she delayed the whole process for my mortgage as a first time buyer, she also charged me 150VAT on the final stages of completion On top of her 830 'fixed fees' daylight robbery, I WOULD NOT RECOMMEND ANYONE TO USE HER!!! I will definitely not be using YOU again for anything!!!

no sense of urgency, no consideration that their speed in sending a single email is affecting numerous other people down the chain. I would avoid these guys, and go with somebody more reputable. Due to their lack of urgency, my house move has been postponed for a number of weeks.
