Big beautiful rooms, long walk up stairs but lucky iam 1up, breakfast ideal considering the covid 19 situation I might update if things change as Iam staying there 4a while!!

Spent two days at this hotel. We were able to leave our bags at the hotel as we waited for check in. Your location is likely in a different building and requires you to go to a nearby building. Ours was only two buildings over. Be prepared to climb some stairs, because there are no elevators and you could be a few flights up. Being that we packed light it wasn't a problem, but I could see this being a deal breaker for those staying many nights. The room was basic - high ceiling, couch, small coffee table, tiny night stands, desk, TV, several beds, and a closet. The bathroom and sizable with a shower tub and sink. Towels are provided for every bed. The water was warm and had good pressure. Plenty of lighting, windows, and mirrors. A kettle is in the room with tea bags and extras. Having a larger open area with the high ceilings was nice compared to the usual hotel. Only thing that didn't work was one of the windows wouldn't open and a lamb bulb went out. Beds aren't the most comfortable, nor the sheets. If your trip is low maintenance this will do fine. We were hardly in our room and it worked out perfect.

Fantastic hotel and great value for money and an excellent location on the edge of the main shopping area. The staff were all very helpful and friendly, breakfast was generous and varied. The only downside was that our room was right at the top on the 3rd floor - with no lifts! - it was 100 steps from the entrance to our room, so bear that in mind if you are not in great health when making your booking. The room was a good size and the bathroom modern and clean. Would definitely stay here again.

Wife took me here as a surprise birthday present visit to Edinburgh. Hotel is in a great location and has easy accessibility to trams, buses and trains. Staff are very friendly and helpful. The building is very dated and has a lot and I mean a lot of stairs specially if your on top floor. If visiting here with someone who struggles with stairs i.e. elderly or is disabled I would recommend contacting the hotel before booking as they will really struggle with all those stairs. Internet WiFi isn't the greatest and on the first night we actually had to call down and ask is it even on. Rooms are super cosy and the bed was also comfy. The room we had was big and spacious. TV has freeview which is good but we was always out. You get the usual kettle, coffee, tea etc. as your see from my pictures. Bathroom was big as well and shower perfect size specially as I'm over 6ft tall. The spare blanket in the cupboard did have a few stains on as your see in the picture but we didn't bother with it as was warm enough. Breakfast was basic more like continental. Toast, fruits, cereals, hard boiled eggs and yoghurts on offer. There was plenty of preserves, cold meats to have with your bread/toast. Access was never a problem as someone is always on reception 24 7. The view from our room was lovely and we was lucky enough to be blessed with sun whilst there. Hotel also has a KFC and McDonald's close by which are open late which helps as this hotel doesn't have any vending machines or anything to grab a late night munch. Would recommend here if you want a good base to work from whilst visiting that has great transport links.

The hotel was quite nice, the room was clean, spacious and comfy. The staff is nice and the breakfast is worth it, would for sure return in a next trip to Edinburgh which I hope to be not too long

The hotel is good. The average service is good as well, however I would expect this style of hotels for a cheaper price. Edinburgh is not cheap, but for the price we paid we were expecting something more. I'm not saying it's not a good hotel but the building is old, there are cracks and mould on the wall(luckily not in the room where we stayed). I've also found a spider on the curtains, I had to call the receptionist to get rid of it because I'm scared of spiders!

It is a budget option in the city center. The pro is the location and the 24hs check-in/out. The cons are the noise and no elevator. The main problem are the windows. They have a thin glass (so all the noise from outside gets in) and they are old and loose. In a very windy day, the windows do a lot of noise. The breakfast is 'fair', but as you are in the city center, you can go outside and take a better one. There is a nice breakfast in the corner, in the other side of the street. Considering the price in a budget travel, it is a good option.

Loved it, totally worn out and tired but the housekeeping was spot on, very clean and tidy. Leaky windows, so quite cold and lots of traffic noise. Heating very poor. Room, huge. We enjoyed our stay and location for us, perfect
