Slow review but now i have time to do one. I dont think ive spoke to more rude staff in my live, Georgia or georgina i think I spoke too, so unprofessional and rude. Spoke to another lady too just as bad, will not use this business, have gone elsewhere, shame as most local to me

3Sixty Real Estate took over the management of our office building about 12 months ago. I cannot emphasise enough how utterly incompetent, disorganised, uncommunicative, and unprofessional they are to deal with. If you're a fan of unsafe working conditions, health hazards, unwanted/unannounced visitors, extortionate service charges, persistent security concerns, aggressive contractors, ignored requests to address significant issues, repeat visits to inspect the same issues without actually fixing them, and more - these are definitely the property managers for you.

There was a flood upstairs at my converted flat; I caught most of the water that came through into my flat in containers but I needed a new ceiling. All the flat owners were covered under the same buildings insurance policy and 3Sixty were appointed as the surveyors; I ended up having to move out for 3 1/2 months whilst a whole lot of what I would think was unnecessary work was done, and to what seems to me to be a fairly low standard overall. The outside wall is now letting in damp which appears to me to be because it wasn't damp-proofed properly; 360 have carried out an \investigation\ and found that is isn't their fault (what are the chances?). It wasn't letting in noticeable damp before their contactors ripped away the plasterwork and replaced it, now there are numerous patches. They insisted on taking up my floor (threatening to put a note on the insurance so that the floor would not be covered in case of any future issues if I did not allow them to) despite my showing photographic evidence of catching the water in containers and buckets. The new flooring is now creaking in places after not even 12 months. Their contractors were supposed to put rockwool in the floor and I have subsequently discovered that at least part of this job has not been done. I felt ignored and brushed-aside throughout most of this whole process, as though they just wanted me to let them get on with their job of doing all this work that it seems to me did not need doing (being paid for by the insurance), whilst I spent a fairly miserable winter as a lodger in somebody else's house. The new ceiling looks nice though. Personally I would recommend to avoid.

such a rude company, spoke to some young girl at bristol on phone who after 5 minutes was miserable and unpleasent to deal with, took my business elsewhere. i think there feedback from others says it all

The intercom on one of their buildings (opposite our student accommodation) was letting out a very loud, high pitched feedback loop, preventing any studying or sleeping in the flats nearby for more than an hour, without anyone doing anything about it. Also bear in mind that younger people hear high pitched noises louder than older people.
