I bought a new build buy to let. Fully managed I was paying 12% fees. The yield was reduced further by a 1200 service charge. What I hadn't factored in was a tenant from hell that trashed the apartment. I couldn't face the stress or hassle of evicting the tenant and called some quick sales property buyers. Most purported to be buyers but on vetting them were not, one was quite open that they wanted to act as an agent and charge 3000 and market the property way below what I would take. 365 Property Buyer was the only company that understood viewings would not be possible. Emigrating to Thailand left me with my property to sell. I engaged the services of a well know local estate agent and fully took their valuation advice to be accurate and professional. This became apparent after a few weeks as just a baiting valuation to get the instruction, as immediately the negotiators were calling asking what would I take. When I complained at lack of viewings they assured me lots of interested parties were viewing but felt the price was too high (what? You valued it!). My house bound neighbour reported as far as he could tell NO VIEWINGS had taken place. When challenged the agent said perhaps there had been no shows but would ask the viewing representative. Two sales proceeded but fell through quick as the agent simply didn’t vet the buyers, a third fell through on the day of exchange. Fed up and angry with the estate agent I called 365 Property Buyer who my neighbour had located. They viewed the property the same day, and I advised Owen that all paperwork was in hand with my solicitor as a sale had just fallen through. They made a fair offer and advised if all the paperwork was in order and could be emailed to their solicitor they could exchange and complete within 24 hours IE the next day!! Really?? True to their word they completed the sale the next day, so I would fully recommend this company if you want a fast no hassle sale.
I Had 2 tenanted rental houses to sell so sold one to 365 really out of convenience and bit of curiosity anyway it was really easy quick free and all that so cant complain but obviously the price was less than market value. Happy with them never the less. The other house they sold for me at auction and luck was with us as it sold for more than expected. More than happy
